Home Valuation Code of Conduct Compliance Certificate
The New York Appraisal Mgmt. Co. (NYAMC) provides independent and unbiased third party appraisal solutions for our business partners. As such, we adhere to and comply with the Home Valuation Code of Conduct in all facets including Appraiser Independence. Our business process includes the following:
• Our business partner and named as the lender/client requested the appraisal service from NYAMC.
• The appraiser was not provided with a value estimate, loan amount, loan to value ratio or any other “target” value that could compromise their position as an independent vendor to the transaction.
• If the purpose of the appraisal assignment is to utilized as part of a purchase agreement, we will review a copy of the Sales/Purchase Contract as required by USPAP.
• The appraisal report was/will be delivered to the lender/client in its entirety as was developed and presented by the appraiser. NYAMC does not/will not alter, change or modify the appraisal report.
• An original copy of the appraisal report as was delivered by the appraiser is maintained by NYAMC and available to the lender/client, its successors and/or assigns.
The New York Appraisal Mgmt. Co supports the Home Valuation Code of Conduct and Appraiser Independence.
